I get asked all the time: "Where should I even be looking?" And my honest answer is always — it depends on what your life actually looks like on the water. These five neighborhoods are all within the same stretch of Gulf Coast, but they feel completely different from each other. Here is what I actually tell people.
St. Pete Beach
The one everyone already knows about — for good reason
St. Pete Beach has a reputation and it has earned it. You are talking about some of the most beautiful water on Florida's Gulf Coast, a real walkable beach town vibe, and a mix of properties that ranges from old Florida bungalows to serious waterfront homes with deep water dockage. It is not a secret, which means competition is real and pricing reflects that.
What I love about it: the lifestyle is already built in. You do not have to go looking for it — it is just there. The beach, the restaurants, the boats, the sunsets. If you want the full Gulf Coast experience without having to drive anywhere to find it, this is the neighborhood.
Carly's Take
St. Pete Beach is one of the few places on this list where you truly get Gulf-front living. That comes with a premium — and flood and wind insurance considerations that buyers need to understand going in, not after the fact. Know what you are getting into before you fall in love with a house.
Tierra Verde
The island that serious boaters tend to end up on
Tierra Verde is a man-made island, and that engineering actually matters here — because most homes sit at a higher elevation than you will find in comparable waterfront neighborhoods. That is a meaningful difference in Florida, and it is one of the things that makes Tierra Verde stand out for buyers who have done their homework.
It sits just south of St. Pete surrounded by Tampa Bay and the Gulf, with Fort De Soto practically in your backyard. It has that tucked-away, end-of-the-road feeling even though downtown St. Pete is only about 15 minutes away. Quieter than St. Pete Beach, more residential, and the people who live there tend to genuinely love it.

If flood zone and elevation are on your mind — and they should be — Tierra Verde is one of the neighborhoods worth understanding in detail. The man-made island construction gives a lot of homes here an advantage that is not always obvious from a listing sheet.
Bayway Isles
The well-kept secret most people find by accident
Bayway Isles is gated, private, and most people outside of St. Pete have genuinely never heard of it. It sits right on Boca Ciega Bay with easy Gulf access, and because no for-sale signs are allowed inside the community, a lot of what happens here stays off the radar. That is exactly the kind of market I work in.
The homes range from mid-century originals to fully rebuilt custom waterfront properties. The neighborhood has that rare combination of being close to everything while feeling completely removed from it. Downtown St. Pete is about 12 minutes. The beach is minutes the other direction. And it almost never shows up on anyone's radar until they stumble into it.

No signs allowed means a lot of Bayway Isles inventory never hits Zillow. If this is on your list, you need someone plugged into what is moving before it becomes public knowledge. That is a big part of what I do.
Treasure Island
Barrier island living with real staying power
Treasure Island sits further from the highway than most of the neighborhoods on this list — and the prices reflect that in a good way. It is a barrier island with wide beaches, excellent Intracoastal access, and a local culture that has not been totally overrun. The people who buy here tend to actually live here, and the waterfront properties have real bones.
It is not trying to be anything it is not, and that is part of what makes it worth paying attention to. You get Gulf water on one side and the Intracoastal on the other, genuine beach town character, and a neighborhood that holds its value precisely because it is not the easiest place to get to. Distance from the highway is a feature, not a flaw.
Carly's Take
Buyers who overlook Treasure Island because they want to be closer to downtown often come back to it. The water here is the real thing and the neighborhood has more staying power than people give it credit for. Worth a serious look.
Snell Isle
Waterfront prestige with a downtown St. Pete backyard
Snell Isle is its own thing entirely. A peninsula jutting into Tampa Bay just north of downtown St. Pete, it has some of the most architecturally significant waterfront homes in all of Pinellas County. Mediterranean Revival estates, sweeping bay views, deep lots, and a neighborhood that has been one of the most sought-after addresses in St. Pete for decades.
What sets Snell Isle apart from the barrier island neighborhoods is what is right outside your door. You are genuinely minutes from some of the best restaurants, waterfront, and culture in the entire Tampa Bay area — and then you come home to one of the quietest, most beautiful streets on the Gulf Coast. For buyers who want waterfront without giving up city access, this is usually the answer.

The record sale here in 2025 hit $8.8 million. Inventory is limited and when something good comes up, it moves. This is not a neighborhood where you sit on it and think about it for two weeks.
